January 29, 2008

Introduction of Officers and Board for 2008

Curt moved and George seconded acceptance of the minutes from the last homeowner’s meeting (11/27/07) with the correction of Carrie Petty and Julie Timke being added to the attendance of last meeting.

Curt Englert, Treasurer presented the 2008 budget.

The Board has decided to keep the reserve fund at a minimum of $25,000 and allocated $10,000 for Capital Improvements to be used in 2008 and prioritized a 3-year plan for capital improvement expenditures.

Sue Bryant felt that the streetlights should be a priority for safety and security and disagreed with addressing the front entrance and pool house again this year. She feels that we have spent money at the entrance and pool for the last couple of years and we should move on to installing streetlights for the neighborhood. Curt said that the board had decided to finish the work started last year on the front entrance before moving on to other projects.

Julie Timke moved we accept the budget as presented. Lynn Woods seconded.

The Architectural Review Form has been updated. The updated form will be included in the 2008 bills. Joe Darling and Joe Carpenter are on the Architectural Committee. All changes/additions to the exterior of your home must be submitted to and approved by the Architectural Committee. There have been several instances recently that this has not been done and it is in violation of the neighborhood covenants.

The Hamptons now has a website that we can all access for information about our neighborhood. The address is www.thehamptonsatgeist.com

Check out the website for a copy of the neighborhood covenants, architectural review form, meetings, current events, etc. You can submit your email address to be notified any time there is an update on the website so you will always be informed on what is going on in our neighborhood.

Crime Watch: Leave outside lights on at night, keep vehicles left outside locked. Watch for strange cars, unusual activity/noises, etc. Call the police and report anything suspicious. It was noted that we need more updates and a better way of communicating problems/issues. Julie Timke would like to see safety/security meetings scheduled. Kim said that was something that we could look at doing in the future.

Pool: Joe Carpenter has agreed to take the position of overseeing the operation of the pool this year.

General Neighborhood Upkeep: Everyone is encouraged to take a walk around their homes and along the sidewalk in front of their homes to look at general maintenance items that might need to be addressed ie: broken mailboxes, tree branches hanging low over sidewalks, fences that need mending, etc. The Homeowner’s Association may be addressing some issues with homeowners through the use of a Violation Form in instances where there is a violation of the neighborhood covenants.

Kim Carpenter proposed a work day in the neighborhood one day in the Spring so as a group we can clean up trash out of the lake, along Mud Creek, do some general maintenance/clean up of the common areas, etc.

Kim said that as President she is open to suggestions or ideas for improvements for the neighborhood.

Homeowner’s Association Meeting

Our next HOA meeting is scheduled for Tuesday, January 29, 2008 at 7PM at Geist Christian Church.

Please enter thru the south entrance of the church so we do not disturb other meetings taking place in the building.  Someone will be inside the South Entrance to direct you further.

Homeowner’s Association Dues

The billing for the homeowner’s association dues will go out Mid-February and is due March 31, 2008.

Please remember that the dues have been increased to $300/year effective with this billing.  If not received by the due date, a $25 late fee per quarter will be assessed.

Gas Siphoning

It was just reported that we had an incident of gas being siphoned out of car tanks in Ledger Ct last evening!! The gas caps were left hanging down and gas levels were visibly lower.

The outside lights were on but this didn’t detour them, they came up in the driveway. They were brave coming that close to the house!

Snow Removal

Just a reminder to move all cars off the street when we receive snow so the plows can remove the snow completely from the main road and all cul-de-sacs!

Michele Fitzsimmons, Lynn Woods, Sharon Pressner, Joe Pressner,

Angie Wilson, Sherri S.

Treasurer’s Report: Only one home with outstanding dues; 2 homes owe late fees for delinquent payment of dues.

Security: We continue have incidents of break-ins and theft. Police have said to keep cars locked and lights on all night. Carrie Petty noted that the police have said to report any incident of theft or vandalism to the police so they can establish a pattern and get more patrols in our neighborhood.

Carrie also proposed installing streetlights at each cul-de-sac for security and beautification. Carrie Petty and George Millspaugh will put numbers together for cost and present at the January meeting for vote.

Lease Clause: Still not legal. Will continue to follow status.

Pool House: Drywall repairs will be made in the spring. Rod Howard is stepping down from overseeing the pool operation for next year. He has done a fantastic job the last couple of years. Anyone interested in taking over for him should contact a board member.

Neighborhood Website: Kim Carpenter has developed a website for our neighborhood. This website will host a copy of our covenants, pictures, information about our neighborhood, etc. It is still in the development stage; details will be published as soon as they are available.

Capital Improvements for 2008: George Millspaugh asked for suggestions of things that need to be done for next year. Suggestions of replacing the trees in the island at the entrance, installing irrigation for the front entrance, planting annuals three times a year for color at the entrance were all made.

Carrie Petty proposed doing all front entrance improvements at once. She will lead a committee that will get quotes, do drawings and put together a proposal to be presented at the January meeting. The committee will consist of Carrie Petty,

Donna Balogh, Sue Bryant, and Lynn Woods.

Elections: George Millspaugh opened the floor for nominations. Donna Balogh nominated Kim Carpenter for president and Carrie Petty seconded the motion.

George Millspaugh nominated Curt Englert for treasurer and Carrie Petty seconded. There were no other nominations. George Millspaugh offered to take the position of Vice President and the secretary position is open. Board members are Angie Wilson, Carrie Petty, and Sherri Shahadey.

Julie Timke, secretary, moved to slate the Board as assigned and cast the ballot for officers and members for 2008.

Committees will need to be addressed at the January meeting.

The next homeowner’s meeting is scheduled for Tuesday January 29, 2008.
